Plans for Student Accommodation in Falmer Submitted

Plans for a new student residential development, referred to as Falmer Cottages, have been submitted to Brighton City Council for review. The proposed facility, being brought forward by Tekton Student LLP, is located on the outskirts of Brighton, to the northeast adjacent to the Falmer Campus of the University of Brighton. The building has been architecturally designed by Fletcher-Rae and co-founder of the practice, Andrew Rae, outlines the convenient location.

“ Falmer Cottages presents an opportunity to increase student housing in a prime location, tailored for those studying at the university grounds in the small village. The contemporary residences are nestled in close proximity to Falmer Campus and the Community Stadium, plus, the rail line and the A 27 highway are nearby, providing easy access to major transit routes.”

The 4-storey scheme is planned to fit in with the surrounding context, falling in line with the scale and massing of the adjacent buildings, particularly the neighbouring Stanmer Court student accommodation units, as well as the nature reserves bordering the community. Rae goes into further detail:

“The site is on a slight download slope and follows an ‘L’ shape layout, magnifying natural views and sunlight across rooms whilst minimising the facade with only the top of the building sitting just above the tree line, visible from Falmer Hill. The development supports a core monolithic design with double height windows, complemented by timber cladding and a simple colour palette featuring green accent hues to further blend in with the surrounding landscape.”

With the close proximity to Brighton and Hove, a series of pre-planning application meetings were held with both city councils prior to the application being submitted, ensuring the plans are fit for purpose and sustainably contribute to the community’s development.

Spread across 1400 sqm, plans for Falmer Cottages include 90 units, divided into 70 cluster beds, 19 standard studios, and 1 wheelchair accessible studio. In addition, the residences include 134 sqm of ancillary space on the ground floor comprises of a foyer, lounge area with TVs, vending machines, and bathrooms. Secure car and cycle parking, as well as storage facilities, are also incorporated.
