presented a major challenge in providing an economically viable Master Plan solution on heavily contaminated land. We developed a strategy of combining employment/industrial uses, energy centre and open storage on remediated land with a residential mixed-use scheme on the green field landholding.

Over 20 acres of publicly accessible high quality bio diverse habitat and a network of footways & cycle ways to the non-operational development zones have been included. It is proposed to create a fully sustainable development using a central Energy Centre and a District Heating Scheme.
